Tips for a better remodeling experience:
- Before you begin, decide what you can afford. Back off that amount by 10-25%. You should plan to spend that 10-25% for cost overruns after the "final" amount is established.
- Get the proper building and zoning permits and make sure that you have followed procedures for obtaining architectural approval from your neighborhood homeowners association.
- Get everything in writing, especially change orders and nonstandard items. This helps to protect you and the contractor from miscommunication.
- Make sure that you understand the contractor's timelines and details such as how supplies are delivered and who should sign for them. In some cases, you can arrange to have a portion of the cost held in escrow until the contractor finishes the job and meets the expectations specified in the agreement. This can keep the project from running beyond the expected finish date.
- Ask the contractor for proof of insurance for all workers. If the contractor does not carry adequate insurance, you could be liable for claims.
- Ask the contractor to schedule regular progress updates.
